Fairly busy and noisy in school holidays especially at Xmas. Then it is full-on tourist and holiday renter time. Most regulars get out of town.

Bass Road has some of the most beautiful homes in Portsea. Average price would be in the $1-3 million mark. The only problem is the road is not sealed, its a very dusty track best navigated by 4wd's. If you have a beautiful car it will always get dirty and you... Full review
