"Canning Vale - Overpriced"
I have been renting in Canning Vale for approximately two years. When I first arrived, I couldn't sleep properly for about a month because of the overhead passing planes, the freight train nearby going at all hours of the morning and parties by nearby neighbours. Some parts of Canning Vale are pretty but very few far and between, becoming more of a concrete jungle as many 1-2 bdrm houses are slapped closely together. I have been really disappointed at the lack of playgrounds for children, let alone the quality of them. I dread shopping at Livingston Mall, it doesn't feel safe. There are plenty of different cultures in Canning Vale which is the only good thing. I would never invest in buying a home here, it's too overpriced for what this suburb offers. It takes me over an hour to travel into the city (work) by public transport which has been a huge hassle. It has been very difficult to get into a medical facility as they are all full.

"Great Suburb"
I have lived here for 12 years & Canning Vale is such a great suburb to live. We have great neighbours who we socialize with & a great golf club where you can have a great meal on a Friday night. Our park is always well looked after & my dog loves walking around the lakes & the park. We have a few great shopping centres & of course now open on Sundays.

"Variety"
Suitable for all. Homes & blocks in newer estates are smaller with less garden if that suits & generally less expensive. Homes in the older estates although more expensive are bigger & on bigger blocks with garden for children or relaxation. The parks are unique with Christmas parties & sundowners held during the year. Golf Club is on the doorstep & boasting one of WA's best courses. Social Club is inexpensive & has great benefits. Canning Vale is definitely not any ordinary suburb.

We love it in Canning Vale. Of course some people are always going to find faults but that happens in every suburb.

"Left for greener pastures"
Lived in Brookland Green for 3 years and couldn't wait to sell up and move out. Too many yobs with high powered cars, houses too close together, too many colorbond fences & patios to bounce the sound around, too many air-conditioners going 24/7. Too much traffic. Unless you work south of Canning Vale (don't have to cross the railway) you are destined to be stuck in traffic every workday, do not do it.

Gosh Helen, I'm sorry you didn't like it here. I wonder where you moved to get away from yobs, high powered cars, colourbond fences, patios & airconditioners? I believe all suburbs have their fair share of these. We have as much land around our extensive house as houses in all neighbouring suburbs outside of Canning Vale. We've been living in this suburb for many years & have great neighbours & find it a very positive place to live but maybe we are positive people & look for the best in things instead of looking for greener pastures. I do agree with you on traffic around the railway line on Nicholson Road but hopefully it will be upgraded in the not too distant future. I only hope you don't have to travel on Leach Highway! I guess we have to learn to share the roads with more & more cars nowadays as Perth grows & our planners fail to plan adequately.

Glad to hear you enjoy C/V so much. We moved to Willetton & live in a lovely cul-de-sac opposite a park. Son goes to Willetton High School & is able to ride. This location is less than 15 minutes to the city (20 during peak) and has quick access to Freo, Roe Hwy & Freeway....the roads don't seem to get congested in the same way the roads leading out of Canning Vale do. Sea Breeze arrives earlier too! We have no problems with high powered cars & as the homes are older, the fencing is noise friendly super six and as people have more trees in their gardens, the noise transfer is almost nil. Sounds like your spot in C/V is ideal for you and yours & that is all we can ask for isn't it?

I am very familiar with Willetton. We lived there for 18 years before moving to Canning Vale when it was semi rural. Apart from Willetton looking very tired & drab our main incentive for moving was when our son's car was completely trashed (& I mean was a write off) in the carpark at Southlands. The culprits - a gang of children in the age group of 10-12year olds who roamed the streets at night & caused havoc. I could post a very negative score (as opposed to just comments) on Willetton & drop the rating because quite frankly it's still tired & drab & often looks like a rubbish tip) but we have a property there so it would be to our disadvantage. As a suburb to live Canning Vale, especially the older estates like Brookland Greens, The Avenues, Sanctuary Waters etc is tops with lots of lakes everywhere, green,green parks & all the facilities within walking distance.

"Green & smart"
A great place to live where its green all year round! Apart from the newer small estates which might suit some the blocks are of a great size. Houses are modern & smart, gardens green & cool Take a drive to suburbs around the beaches and compare. Thirty minutes to the beaches. What is the fascination with the beaches anyway which are crowded & parking is a nightmare? There's nothing better than driving back into Canning Vale suburbs such as Brookland Greens where it's green and neat. There are several excellent schools & a college, sporting & gym facilities, good choice of shopping, countless eateries, all the medical facilkities & hospitals close by instead of on your doorstep overshadowing the suburb. We love it here & have been residents for twelve years after leaving a suburb close by which became very drab, tired & sad. There are so many other benefits with a golf course on our doorstep and the international airport only 15-20 minutes away & the domestic about 25 minutes.

"Over populated"
Canning Vale is a long way from Perth CBD, very small blocks and high population,they really pack em in! I feel that it will become a getto style suburb in the future. Not a great deal of character in this lego land style of buildings, quite treeless. I think the area had more character when the land was a swamp.

I agree with this comment. It takes me over an hour on public transport to get to work. There are many 1-2 bdrm homes on 225sqm blocks slapped together creating that ghetto style suburb. It is very overpriced for what it offers and highly populated. Nothing is sacred when you go to get a load of bread from local supermarkets - usually sold out, very frustrating.

I like it here. It's got everything i need that's close.
The amenities here is excellent. From schools to doctors and highways. My son's music school is just 3 minutes drive away. There is a new library too. I love this place.

"Excellent suburb but houses are somewhat over-priced"
Good suburb, safe and sound but we pay a premium council rate and water rate as well. It's defintely one of the best suburbs to live in, no or less graffiti, less hoon and less burglary cases.
Houses are affordable for dual income family. We only have ADSL1...that's bad.

The people in our street are really friendly and there are lots of kids who ride around the parks and play games of soccer together - it's a nice place.
